About Endorsement Index

Endorsement Index is operated by Janover Capital LLC, a commercial mortgage firm. We built it because HUD’s book of insured apartment loans is public, monthly and hard to use: a spreadsheet of fifteen thousand rows with three-letter program codes and lender names cut off mid-word. Owners, buyers and brokers ask us the same questions about it every week. What is the rate on that loan? Can a buyer take it over? Would a 223(a)(7) save anything?

So every apartment loan in HUD’s file has a page here, with the arithmetic done.

What we are and aren’t

We are not HUD, FHA, a HUD office or a HUD-approved lender, and nothing here is endorsed by any of them. The loan data is HUD’s; the plain-English labels, groupings and payment math are ours. Nothing on this site is an offer to lend, a rate quote or a commitment. When you send a deal through the inquiry form, it goes to the Janover Capital desk, which will tell you how it would likely be financed and who would finance it.

How the data is kept current

HUD posts a new file each month after month-end close. We download it, rebuild every page and print HUD’s as-of date on each one. About the data lists every field, what we keep, what we leave out and how each number is calculated.

Corrections

If a property page is wrong because HUD’s file is wrong, we can’t change HUD’s record, but we will note it. If our math or labels are wrong, we fix them. Write to hello@hudmultifamily.loan with the FHA project number.
