Where the numbers come from

Every loan figure on this site is HUD's, from its file of active FHA-insured multifamily mortgages, current as of September 30, 2026. We add arithmetic and plain-English labels; we do not edit HUD's numbers.

The source

HUD's Office of Housing posts two Excel files on its Insured Multifamily Mortgages page: one for active loans and one for terminated loans. HUD says they are updated once a month after month-end closing and are extracted from the FHA Subsidiary Ledger-Revenue Management database. We use the active file. The copy behind this build was downloaded on 2026-10-24.

Street addresses are not in the loan file. We take them from HUD's "HUD Insured Multifamily Properties" map layer, matched on FHA project number, which covers 11,119 of the 11,602 apartment loans. That layer also lists property managers' names and contact details; we never download or publish those.

What we kept and what we left out

HUD's file mixes three kinds of loans. We keep the rows HUD labels "MF Residential", which is 11,602 apartment loans with 1,543,631 units and $144.6 billion of amortized balance. Nursing home, assisted living and hospital loans are left out.

Program familyLoans
223(f): purchase or refinance of an existing property5,711
221(d)(4): new construction or substantial rehabilitation2,159
223(a)(7): streamlined refinance of a loan HUD already insures2,157
542(b) and 542(c): risk-sharing loans, where a state or local housing finance agency or a qualified lender shares the loss with HUD1,383
241(a): supplemental loans for improvements or additions69
Older sections: 213 cooperatives, 220, 221(d)(3), 231 elderly housing and others123

HUD flags 1,437 of these loans as financed with tax-exempt bonds and 3,299 as carrying low-income housing tax credits. Each property page shows HUD's own program label and its three-letter Section of the Act code, so you can check our grouping.

The fields

Note rate
The mortgage interest rate, as a percent. It does not include HUD's annual mortgage insurance premium.
Balance
HUD's "amortized principal balance" at the file date. HUD's page does not define it further; we read it as the balance on the loan's payment schedule, which can differ slightly from the servicer's figure.
Monthly principal and interest
The current scheduled payment, before mortgage insurance, reserves and escrows.
Initial and final endorsement
The dates FHA insured the loan. Construction loans are insured at initial endorsement and again at final endorsement when the work is done.
Holder and servicer
Who owns the note and who collects the payments. HUD's file cuts names off at 30 characters.

Our arithmetic

"Median on loans endorsed in the past year" is the median note rate on the 572 apartment loans in the file with an initial endorsement date in the 12 months before September 30, 2026: 5.54%. It is a benchmark for what new HUD money has cost, not a quote. Payment comparisons use a level monthly payment on the current balance over the months left to maturity.

Download the loan file

The whole table behind this site is one file: 11,602 FHA-insured apartment loans, one row per FHA project number, current as of September 30, 2026. It is rebuilt with every refresh of HUD's file.

A loan that's paid off, refinanced into a new FHA number or terminated drops out of HUD's active file, so it drops out of the next version of this one. Compare two versions on fha_number to see which loans left.

Use it in your own work

HUD's loan data is a federal government work and is in the public domain. Our compilation (the cleaned names, joined addresses, program grouping and the months-left arithmetic) is offered under CC BY 4.0. Credit it as "Data: Endorsement Index (hudmultifamily.loan)" with a link to this page. No warranty: if HUD's file is wrong, so is ours. The Treasury and SOFR figures in the rate widget keep their publishers' terms; the New York Fed asks for its notice to travel with SOFR, and the widget prints it. JSON the site serves

/data/finder.json
The compact rows the assumable loan finder loads: slug, name, city, state, units, note rate, maturity month, balance, program family and monthly P&I, for every loan with time left to run.
/data/downloads/manifest.json
What's in the download, when it was built and where it came from.
/api/live?ids=UST10,UST7,SOFR
Today's Treasury par yields and SOFR as JSON, with the publisher, the date of each reading and whether it is fresh or stale. Add &history=60 for the last 60 days. Open to other sites (CORS), cached for 15 minutes.

Rate widget

Lenders quote new HUD loan rates as a spread over Treasury yields, so the widget shows the 10-year and 7-year Treasury par yields and SOFR, updated from the Treasury and the New York Fed. Paste this where you want it; it carries its own source line and a link back here. Add &theme=dark for a dark background.

Refresh

Once a week a scheduled job re-reads HUD's file and the map layer and records the as-of date HUD prints on its page. When HUD posts a new month, each loan page's rate, balance, payment, maturity and lenders, the finder, the downloads and the counts on this page update within the hour, without a rebuild. A loan that has left the file says so on its page. Loans new to the file get their own page at the next rebuild. Spot an error? Write to desk@janover.co with the FHA project number.
