Reading the results
Limit is units × HUD's per-unit base amount × the high cost percentage, added across bedroom counts. HUD writes the base amounts into the National Housing Act, indexes them each year and publishes them in the Federal Register. The high cost percentage lifts them where building costs are higher, which in 2026 means everywhere HUD lists: every base city is at 270%.
Which state. HUD's notice lists base cities. A state with one listed area uses it statewide; otherwise the nearest listed area applies. Since every listed area is at 270% for 2026, only the four special limit areas differ, at 405%.
315%. In High Cost Areas a lender can ask HUD to go to 315% for a specific project. It is a request, not a right, and for 223(f) HUD will not raise the limit to create more cash out (MAP Guide 3.7.14).
How the calculator works
The calculator multiplies these CY2026 base amounts (effective January 1, 2026, FR Doc. 2026-08795) by the percentage from Mortgagee Letter 2026-05. Costs not attributable to dwelling use, such as commercial space, can raise the limit; the calculator leaves them out.

The ROAD to Housing Act amounts (enacted, HUD implementation pending)
Section 211 of Public Law 119-101 (July 11, 2026) replaced the base amounts with these and moved indexing to the Census Bureau's price deflator for multifamily units under construction. HUD has to publish the adjusted limits in the Federal Register before lenders can use them; it had not done so as of 2026-10-30. Treat them as what is coming, not what you can size on today.

Short answers
What are the HUD statutory limits for 2026?
HUD's CY2026 indexed limits took effect January 1, 2026 (FR Doc. 2026-08795, published May 6, 2026). For a 221(d)(4) elevator building they run from $73,889 for a studio to $146,274 for four or more bedrooms; for Section 207 and 223(f), from $80,170 to $154,259. Each is multiplied by the area's high cost percentage: 270% in every listed area, up to 315% project by project, and 405% in Alaska, Hawaii, Guam and the U.S. Virgin Islands.
Did the ROAD to Housing Act raise HUD's statutory limits?
Congress rewrote the base amounts in Public Law 119-101 (July 11, 2026), roughly four times the old figures, for example $250,708 for a 221(d)(4) two-bedroom elevator unit, and switched indexing to the Census multifamily construction price deflator. HUD must publish the adjusted limits in the Federal Register. As of October 30, 2026 it had not, so lenders still size on the CY2026 indexed table.
Do statutory limits matter for 223(f) loans?
Rarely. Value and debt service coverage usually bind first on an existing property, and the 223(f) limits use the Section 207 table, which is a little higher than 221(d)(4) for most unit types. They matter more on new construction and on high-cost, small-unit buildings.
